From working out to working together
In 2015, our friendship and future business were born in the middle of a CrossFit® gym. Stacey had no idea when she joined the gym (owned by Robyn) what would later develop - a friendship and business relationship that would transform the Vermont real estate world.
Our personalities and strengths provide the perfect balance for our clients. Robyn’s lighthearted nature and outgoing personality, combined with Stacey’s attention to detail and diligence, provide clients with the comprehensive, full-service experience they deserve and are unable to find with other realtors.

Meet Stacey Misenko
I first visited Vermont in the winter of 1994 while on break from NYU. I called many places home over the years, including my hometown of Washington, D.C, and even traveled the world but always returned to Vermont.
Now armed with an Economics degree and J.D., I have made a life in Duxbury with my family, using my hospitality, construction, economics, and law background to build and develop birch + pine.
While I specialize in single-family homes, I also appreciate and understand the nuance of commercial and land transactions. Want to trek out in nature to see a property? I am your gal!
And, whether you are a resident Vermonter, hoping to move to Vermont, or simply looking to add a Vermont property to your real estate portfolio, I’m equipped to help you meet your goals.
When I am not drawing up contracts and working the phones to get you exactly what you want, you can find me sailing, watching my sons play baseball, skiing the woods on my land, and experimenting in the kitchen.
Meet Robyn Fulton
As a kid, my family spent weekends skiing in the Okemo mountains, just a few hours north of our home in Cheshire, Connecticut. Even then, I knew I was falling in love with the beauty of Vermont and the Vermont lifestyle.
Fast-forward to 2003, I graduated from The University of Vermont and decided to make Vermont my permanent home.
Ten years later, I took my deep-rooted passion for fitness and business-savvy and opened and operated CrossFit Waterbury (yep, the same place I met Stacey!) while also growing my real estate career.
In 2019, I sold the gym to focus full-time on real estate, taking with me the strong customer service background, loyalty, respect, and honesty I honed as a business owner.
As co-owner of Birch + Pine, I help clients navigate all areas of real estate, including (but not limited to):
First-time home and land buying
Selling and relocating
Building a real estate investment portfolio
Providing guidance in the luxury real estate market
I strive to offer our clients the highest level of integrity and commitment and to bring a little fun whenever possible!
